Our check-in registration Office hours starting on the May Long weekend are from 2:00 p.m. until 8:00 p.m. in the shoulder seasons of May 10 – June 23/September 3 – October 12 and 3:00 p.m. until 8:00 p.m. during peak season.  Should you expect to arrive outside these hours, please contact us so we may  make special arrangements for your arrival. Fairways Cottages will take reservation requests one year out from the date of the request, but provides first right of refusal for those guests with a history of repeat business in a particular unit during a particular week.  During the first 3 – 31 days in January of the booking year we will reconfirm the reservation request with the party requesting an advance deposit of $200/$100 per unit to confirm the reservation.


MUST be made with a valid Credit Card. We are currently unable to process deposits on debit/credit cards. We accept Amex, Visa, and Mastercard.

Required at the Time of Booking.

  • 2-6 nights require a $100 per chalet advance deposit
  • 7 or more nights require a $200 per chalet advance deposit
  • 14 nights or more require a $200 per week advance deposit.

These deposits are valid for chalets #1 through to #23 & #25

SPECIAL: Unit #24, the 3 Bedroom/3 Bathroom Luxury Vacation Home Individual Policy:

Required at the time of reservation is a $400 non-refundable deposit. No reduction in number of day stays will be warranted to a guest staying in the Vacation Home. Full payment due 14 days prior to arrival. 

Cancellations made more than 30 days prior to the arrival date, no further fees will be due.

If canceled less than 45 days prior to the arrival date, the full amount of the original reservation may be due.


For your arrival, our staff work hard to maintain a pristine presentation of our cottages & grounds.  Please note we have implemented a new excessive mess policy for both the cottages’ interior and exterior. Upon checkout inspection should we deem an excessive mess we will apply between $100.00 and $500.00 against your credit card account. Thank you for your understanding and assistance to keep our property and units presentable.

COVID-19 Number of people per party and property policy

Please visit our home page and click the 2021 new service protocols. Also please note that we are now governed under a new set of health directives issued by the provincial and federal governments. Our province has a three phased approach and during each phase we will enforce these guidelines to ensure everyone’s safety.

Of particular importance is the total number of people per unit and the total number of people on the property. Each guest will register the number in their party as well as each vehicle license number. Unfortunately during this time ABSOLUTELY no extra visitors will be allowed on the property other than those who have been confirmed in advance via a written email. This email constitutes a legal-binding contract. Please note should additional people arrive the police will be called to immediately have these extra people removed. Thank you for your understanding. These policies are in place to ensure your and our other guests complete safety.


Pending the details outlined in your confirmation email rate rules, refunds for advance deposits will only be issued, minus a $10 per deposit administration fee, if cancellations are made within the following guidelines, except for 2021 where we have added a “NO-FAULT” clause which states, should either of our respective governments restrict travel between our provinces due to Covid 19 we will waive our cancellation policies. 

Mid June/July/August/Labor Day Weekend or if you have made Advance Reservations: 30 days prior to the day of arrival.

Cancellations must be made under the described rate rules in your confirmation as received from Fairways Cottages in order to receive a refund. Please note the confirmations/policy received directly from Fairways Cottages will always supersede any confirmation/policy sent by third party booking agents.

Cancellations/Changes to reservation dates that come later than the describe deadline in your confirmed rate rules will result in the automatic loss of the deposit and the full amount of the original reservation may be due.

For reservations made 78 hours or less than the arrival date, cancellations will require the full amount of the original reservation being due.


This current trend is strictly forbidden. All reservations are non- transferable. Names may be added to the reservation if you are expecting guests traveling separately but the credit card which booked the reservation must be present upon check in. Package offerings/passes will only ever be given to the person who made the reservation.

Fairways Cottages has a maximum per unit policy. All units are priced for up to 4 people in the one and two bedroom units and up to 6 people for the three bedroom units. There is a charge of $10 per person per night over the allotted advertised pricing. Maximum allowable occupancy in a one bedroom is 4 people. Maximum allowable occupancy in a 2-bedroom is 6 people, other than #13 which is a maximum of 4 people. Maximum allowable occupancy in a three bedroom is 8 people.  Fairways Cottages has a no tent or trailer onsite policy. Should extra people arrive beyond the maximum allowable  occupancy, we will be asking you to vacate the premises. We have insurance policies to adhere for maximum pool and cottage loads.

CBMF: Please note, no visitors allowed during the festival weekend. All cars and guests not registered will be asked to vacate the premises by our onsite security personnel. 

For the week of the Cavendish Beach Music Festival (CBMF), we require a $500 non-refundable advance deposit at the time of final confirmation of booking which will be applied to your final payment upon check-in.  As per this policy, there will be no nightly refunds for early departures of less than a minimum stay of 5 nights during the festival week or for last minute cancellations. Should a guest cancel a confirmed reservation, they can not reassign their cottage to another party. Only guests registered on the property during the festival weekend will be permitted access. During the festival extra visitors are not permitted. At Fairways, we sincerely pride ourselves on guaranteeing our customers a superior vacation experience.  This policy is applied to guarantee this experience for all of our guests.

Fairways Cottages carries a minimum stay of 5 nights policy between July 3  and August 24. The balance of July & August we have a minimum 3 night stay**. On occasion, shorter term stays may become available between our 1 and 2 week stays, so please call to inquire. We do offer special 2-night & 3-night packages during this time frame; such as our Love in Cavendish package, Golf Packages, Anne of Green Gables Package & the Vacation The Kids Took Over package. Please note if you have been extended a shorter than 5 nights between July 3 and August 24, changes will not be accepted to arrival and departure dates after you have received your written confirmation. We maintain all written confirmations on file.

** Please note that #24, our 3 bedroom Luxury Vacation Home, has its own separate policies, with the lowest minimum night stay at 5 nights, and during peak season it is a minimum 7 night stay. Please contact us directly for more details.

Please note we have implemented a no pet policy during the peak operating season of June 29 to Sept 6. We will however welcome your furry friends during our off-season! We have an excellent recommendation on a kennel service called Kozy Kennels, Irishtown Road, located a short 20 minutes from Fairways Cottages.  Their phone number is 902-836-5656. It is the same service we use to kennel our 4-legged best friend while we are away on vacation.

From May opening to June 28, and after Labor Day to Closing, there is an additional charge of $10 per night per pet. Please contact us directly to inquire for more details.

All pets must be reported at time of booking, or confirmed prior to arrival.

Service animals: If a service animal is required to aide you during your stay, please make sure to have all certificates, licenses, registration, etc. made available to reservation staff to confirm legal requirement. For more details, inquire directly with reservation staff prior to making reservation.

Fairways Cottages chalets are 100% Smoke Free. With upcoming legalization, please take careful note that this includes ALL substances.

Designated Smoking Areas:

  • Chalets decks (outside only)- ash pots are provided on every deck.
  • Fire Pits- unless requested not to, as they are communal and a level of courtesy is requested.

Absolutely NO SMOKING in any of the following areas: (Loosely defined as “Public Areas”)

  • Inside chalets
  • Pool Area
  • Children’s Play Parks
  • Horseshoe Pits
  • Volleyball/Badminton/Sandbox Area

Important to note that there will be an additional $150 + HST cleaning/repainting fee applied to the credit card on file should evidence of smoking inside the chalet be found. Evidence includes but is not limited to: Smell of smoke/substance, loose butts, ashes, etc.

In the event the interior is damaged (pine walls, material furniture that is costly to remove odor, etc.) guests may be subject to additional replacement and/or repair fees, Re-Inspection fees, and/or legal action.

  • Outdoor Cookers, Large Pots, and Lobster Utensils-

Available with advance reservation. Please note if you will require additional propane tanks (usually in the case of intending to use both the BBQ and Outdoor cooker) there is a fee of $10 + HST per additional tank.

Please note these items are subject to availability.

  • Pack N Plays (Play Pens), High Chairs, Safety Gates and Safety rails are all available at no additional charge but are subject to availability and must be reserved in advance.

Onsite Coin Operated Laundry Machines are available. They use CAD Loonies and Quarters. We do have a limited amount of change at the front desk, as well as 1 load boxes of Tide Powder Laundry Soap and 2 Sheet Bounce for sale in our Convenience Corner.

Pool operation. As we operate an outdoor pool, the pool opens approximately mid June and closes the third weekend in September of every year.

Please note: Fairways Cottage policy is no camping tents or trailers are permitted on the  property. There are 4 campgrounds within a 3 minute drive.  Each unit has a maximum allowable overnight occupancy. This policy is strictly enforced.
